If you’re looking to sell your property you’ll naturally will want to get the highest offers possible for it. In order to do that, you may need to make some adjustments or improvements to your home. The work undertaken will, of course, be determined by the budget you have available for home improvements. There are areas you could consider making improvements to when you come to sell to encourage the highest bids for your home. Here we look at some of the ones that are the most cost effective and are worth doing.

Boost Kerb Appeal

When we walk up to the front door of any house we will observe the surroundings. It is important to make the best impression possible right from the start. Start with removing leaves, debris and weeds. Paths and driveways could benefit from a clean with a jet wash and the external walls will look so much more appealing after a new coat of paint.

Freshen Up Walls

A lick of paint indoors is perfect to freshen up and brighten rooms. This is a great way to get rid of scuffs that may have appeared over time and discolouration from long term sun exposure. Bright coloured walls especially shades of white, very light blue or grey and stone can give the room the appearance of being much larger. They give a light airy feel and make a room far more inviting. From a practical angle, it also means the room has less for the prospective owner to do. This in itself can add to the appeal as these days many want to buy a property with minimal work required. A home that just needs minor changes and is in a state you can move straight into will sell fast when correctly priced. In some cases, you might even end up with a few possible buyers.

Combat Smells

This is an important one. The smell of your home can really influence a prospective buyer. When you go to sell a home it isn’t always something you might think about. You may not even realise there are smells within your home as you become quickly desensitised. This will often occur if you burn incense sticks, cook spicy foods, or have pets. Airing rooms regularly by opening windows can help as can repainting walls and room fresheners.

Clear Out Clutter

Clutter can be detrimental to your success when trying to sell a home. It makes rooms look messy and also makes rooms look much smaller which is the opposite of what you want. Removing clutter from rooms can make them look much more spacious and help you create a more Zen home. Combine that with newly painted light walls and you have rooms that will have a bigger impact on a viewer’s decision making. Items you no longer need can be sold, donated etc. You could even put items in storage temporarily to help you create the right look.

Clean

A property for sale whether it’s your own or an inherited home will often need a good deep clean before you want to start showing it off to others. A tidier, clutter free room has a far better appeal and is more likely to help win over a prospective buyer. Check for limescale build up in the kitchen and bathroom, touch up grouting, clean windows and any mold that might have sprung up. These are common things to consider. Be sure to do a run through checking every room to see if anything else needs to be addressed.

Stay on Top of Maintenance and Complete DIY Projects

Staying on top of maintenance is something that we should all be doing. Saying that it is also something that quite often many will allow to slip. More and more people are looking for a home they can simply move into so a half completed DIY job or items that haven’t been properly maintained may be the factor that puts them off considering your home as a viable purchase option. Check your home to make sure that everything has been addressed before you start showing it.

Staging Your Home

This can be a great way to sell a home. By staging a home, you create an idea of how fabulous the new property could look to a prospective buyer. It is a great way to help encourage them to picture how it could be if they lived there and see if it would be something they would consider. Correctly done, and with the right asking price this could mean you’ll get a few offers early on.

Refurbish

A pricier suggestion and one you need to do properly. Be careful when refurbishing, bright bold colours are not to everyone’s taste. Keep things neutral, light and simple. Keep to a budget and avoid going too much over this as it may eat into your profits when you come to sell. It’s important to only do work that needs to be done.

Consider Extending

It goes without saying a 3 bedroom home will command a higher value than a 2 bedroom home. Where you have the room to do so, you could consider extending. But, you may find once you’ve done this you might now want to leave. An extension can add a favourable hike to the asking price of your home. It is a commitment though which takes time. Permission will need to be obtained and build time will also need to be factored in. It can be an option worth considering if you have the available funds and the inclination.

Don’t Forget the Garden

When we are fortunate enough to have good weather, many of us will be outside enjoying our garden space. Would you believe a landscaped garden can add considerable value to your property. We’re talking around 15-20%, and in some cases even more. It’s something we really shouldn’t overlook!!!
